Betterhomes’ latest report highlights six areas that remain top choices for residents and investors.

Dubai most sought-after property communities include Dubai Marina, Business Bay, and Jumeirah Village Circle (JVC) for apartments. Dubai Marina continues to attract expats and investors with its waterfront lifestyle and strong rental yields. Business Bay stays popular with professionals thanks to its central location near Downtown. JVC offers budget-friendly options for families, mixing townhouses, apartments, and growing retail.

For villas, Arabian Ranches, Dubai Hills Estate, and Jumeirah Golf Estates lead demand. Arabian Ranches remains a classic family-friendly choice, offering green spaces and schools. Dubai Hills Estate is rising fast, appealing to high-net-worth buyers and families with its modern homes and proximity to Downtown. Jumeirah Golf Estates stands out as a luxury destination, popular with golf lovers and wealthy overseas investors.

Market numbers show resilience. Sales transactions in August hit 17,710, up 10% year-on-year. The average sales price per square foot rose 2.1% to Dh1,932. Rentals stayed strong with 41,504 transactions, and nearly half were new move-ins rather than renewals.

With investors making up 59% of purchases and financing activity at 58%, the market is shifting toward long-term commitments. For tenants and buyers alike, these six communities are shaping the next phase of Dubai’s property growth.
