UAE: Partition rents jump in Sharjah, some residents pay same fee as Dubai

Partition rent in Sharjah has surged sharply, frustrating residents who moved from Dubai in hopes of saving money. Many are now paying nearly the same rent they did in Dubai, but with longer travel times and tighter living conditions.

Tenants in areas like Al Nahda, Al Tawoon, and Al Qasimiya say partition rent in Sharjah has jumped by up to 50% in just two months. This follows a major crackdown on illegal housing partitions in Dubai, forcing many to shift to nearby emirates.

Mohammed Rafi, a sales executive earning Dh3,000, said he left Dubai’s Al Rigga area expecting cheaper housing in Sharjah. “I thought I’d save at least Dh400, but now I’m paying Dh1,100 here for the same shared bedspace I paid Dh1,200 for in Dubai,” he said.

Others like Aftab and Mary Jose share similar stories. After Dubai enforcement measures pushed them to relocate, they found themselves paying more in rent with little financial relief. Landlords are now asking for advance rent payments and increasing rates without notice.

The main issue, residents say, is the lack of proper rent regulation in Sharjah. With more people moving to the city, landlords are taking advantage of the demand. Bedspaces that once cost Dh800 are now being listed for up to Dh1,200, sometimes with extra conditions.

Residents are calling on Sharjah authorities to introduce clear rules to control rising rents and prevent overcrowding. Many believe that uniform policies across emirates are essential to stop exploitation and ensure affordable housing for low-income workers.

If the trend continues, experts warn, Sharjah may face the same overcrowding and safety risks that prompted Dubai’s recent enforcement drives.
