Sharjah Property Market Growth Reaches Record $17.9bn With Rising Sales and Foreign Investment

Sharjah Property Market Growth

Sharjah property market growth continued strongly in 2025 and early 2026. The emirate recorded AED65.6bn ($17.9bn) in real estate transactions during 2025. This was a 64 per cent increase compared to the previous year. Property experts said strong foreign investment, affordable housing, and better infrastructure supported the market. The first quarter of 2026 also showed major progress, with property sales reaching AED18.5bn ($5bn).

The report from Cavendish Maxwell showed that almost 9,980 properties were sold between January and March 2026. This was 23 per cent higher than the same period last year. Analysts believe Sharjah is becoming more attractive because living costs remain lower than Dubai. Rent prices in Sharjah are around 20 to 30 per cent cheaper. Many families now choose Sharjah for larger homes and lower expenses.

Sharjah property market growth also received support from new transport and infrastructure projects. The Etihad Rail network and the E611 road expansion are expected to improve travel between Sharjah and Dubai. These projects may increase demand for homes, hotels, and commercial properties in the future.

The residential sector is also expanding quickly. Around 33,700 new homes are planned by 2030. This includes apartments, villas, and townhouses. Major developers such as ARADA, Alef Group, and Eagle Hills are leading these projects.

Foreign investors are showing strong interest after Sharjah introduced freehold property reforms in 2022. Buyers from nearly 130 nationalities purchased properties in 2025. Experts believe Sharjah property market growth will continue because of rising population, strong rental demand, and affordable property prices.
