Oman sponsor-free property visas are part of major changes introduced by the Omani government to attract more foreign investment. The new rules allow eligible foreign property owners to receive visas and residency permits without the need for a local sponsor. The changes were issued under Royal Oman Police Decision No. 87/2026 and revise parts of the Executive Regulations of the Foreigners Residence Law.
The updated rules apply to foreign nationals who own land for development or residential units. They also cover some properties that have not yet completed registration. Instead of requiring sponsorship by an Omani citizen or company, applicants can qualify through certification from the relevant authority. The new system also benefits first-degree family members and legal representatives of companies that own property in Oman.
Under the reforms, visas connected to unregistered properties can be issued for six months to one year. These visas are renewable. Holders can stay in Oman for up to three months during each visit. The Oman sponsor-free property visas policy also makes it easier to obtain the Owner Visa. However, applicants must enter Oman within three months after the visa is issued.
The amendments also expand family sponsorship rights. GCC nationals, licensed foreign investors, foreign property owners, and expatriates working for government entities can now sponsor eligible family members. Some age-related residency conditions for dependants have also been relaxed.
The Oman sponsor-free property visas reforms are designed to increase demand in the real estate market and support long-term investment. However, residency remains linked to property ownership. If a property is sold or legally transferred, the residence permits of the owner and accompanying family members will automatically expire under the new regulations.
